Bellis | Architects have collaborated with Planning Consultants; Firstplan, on this scheme which has recently been granted full planning approval. The new mixed use building will double the floor area of the adjacent dental surgery at ground floor. On the first and second floors three new flats are provided, each with their own west facing recessed balconies. The scheme maximises the capacity of this difficult site by excavating land to make the site level with the adjacent street.

A previous scheme by other consultants was met with a negative response by the Local Planning Authority so it was necessary to overcome this. Our design for a new ‘adjoined building’ as opposed to a conventional extension, is architecturally appropriate for the site and in relation to the adjacent existing buildings. Careful use of angled windows to avoid overlooking and working closely with the planning team at Hackney meant we were able to secure an approval. The new building can be constructed whilst the existing surgery and flats above it remain operational. The proposed standing seam copper roof will be a striking new addition whilst the proposed brickwork will complement the adjacent buildings.
